There is talk out there - wishy washy talk about investors and developers - maybe about casinos and mining companies.
In 9 out of 10 instances, the land that you have will cost millions and millions to bring into operation and then it will take years and years to become profitable.
We assess the economic potential of a property and then we look for the private businesses that might be able to develop that land profitably. These could be farmers or tourism developers or both.
What the outcome will be depends on the land, the market and very often, the timing (which can also be called "luck").
We are often approached by farming companies or new farmers or sometimes by conservation groups looking for land to launch a new project.
Our preference is to work with communities and then to match private interests to the needs of communities. In our experience, it is not a good idea to try to buy something from somebody who is not selling. You will almost never be able to convince them that the price is fair.
What we do though, is to keep a register of private persons or firms who are interested in making investments in land reform farms or who understand the very good economics of renting land on a long-term basis.
This approach puts us in a favourable position to match land owners with future developers when the time is right (or as luck would have it).
It sometimes happens that communities have extensive areas of land. It also sometimes happens that internal conflicts or social dynamics make it difficult for the community to effectively administer the land.
In many of these cases, communities find themselves in conflict or under administration because they are unable to manage their farms or they are unable to distribute the incomes to their beneficiaries.
Beneficiaries can benefit greatly from an independent professional service that looks after deal making, accounting and the payment of dividends to the families.
Where we are asked to assist with these kinds of long-term organisational development projects, we refer the land owners to our associates.
There are very few effective services in the Land Reform market because it is never clear how anyone will get paid. Communities don't want to spend money and private businesses don't trust communities.
